Licensing & Disclosures

A.I.M.I. Collective Mortgage Brokerage Inc. is a licensed mortgage brokerage in Canada, regulated by the British Columbia Financial Services Authority (BCFSA). We operate under the Dominion Lending Centres (DLC) national network and are authorized to originate mortgages in British Columbia, Alberta, and Ontario.

Regulatory Oversight

Our British Columbia operations are licensed and supervised by the BCFSA under the Mortgage Brokers Act. Our Alberta operations are governed by the Real Estate Council of Alberta (RECA), and our Ontario operations are governed by the Financial Services Regulatory Authority of Ontario (FSRA). All A.I.M.I. brokers and sub-mortgage brokers hold individual provincial licenses appropriate to where they originate business.

Broker Obligations

A.I.M.I. brokers are obligated to act honestly, in good faith, and in the best interests of their clients. This includes assessing each client's circumstances, recommending suitable mortgage products from our lender panel, disclosing any material risks, and ensuring all documentation accurately reflects the transaction. Brokers are also required to complete continuing education and adhere to the professional conduct standards established by their licensing regulator.

Referral & Conflict-of-Interest Disclosure

A.I.M.I. and its brokers may receive referral fees, finder's fees, or volume-based compensation from lenders or third-party service providers (such as insurers, real estate professionals, or legal service providers). Any material relationship that could reasonably be expected to influence a recommendation will be disclosed to you in writing before you agree to proceed. Conflicts of interest are managed in accordance with BCFSA, RECA, and FSRA requirements.

Rate & Fee Transparency

Mortgage rates shown on this website are illustrative and subject to change, lender approval, qualification, and product availability. The actual rate, term, prepayment privileges, penalties, and total cost of borrowing will be detailed in your written commitment from the chosen lender. Where A.I.M.I. or a broker charges a brokerage fee (most commonly on alternative, private, or commercial deals), the fee amount, who is paying it, and when it is payable will be disclosed to you in writing before you sign a mortgage application.

If your concern remains unresolved, you may contact the BCFSA, RECA, or FSRA — whichever regulator oversees the province in which your file was originated.
