How do commercial mortgage brokers get clients?

SHORT ANSWER

Through professionals who see business owners first, accountants, business lawyers and commercial realtors, plus existing residential clients who own businesses or investment property.

Commercial clients arrive through professionals more than through advertising. Accountants see every client who is buying a building or a business a year before the financing is needed. Business lawyers see the purchase agreement. Commercial realtors and business brokers see the listing. A commercial broker who is useful to five of those people, with fast honest answers on whether a file is financeable, has a pipeline.

The second source is the residential database. Every commercial broker who came from residential found the first commercial files among existing clients: the self employed, the investors, the professionals. Telling them you now do commercial, repeatedly, is the cheapest marketing there is.

The third is lenders themselves. A commercial lender who cannot fund a file will refer it to a broker they trust to place it elsewhere and bring the next one back. That trust is earned one clean submission at a time. The commercial specialty guide sets out the plan.

Our approach

Commercial is a pillar here, not a specialty. The Commercial Deal Desk structures, underwrites, places and tracks commercial files with the broker, from the first residential broker who keeps a commercial file to the established commercial broker who wants a second underwriter. The client, the relationship and the renewal stay with the broker who brought them.
