PILLAR FIVE

Choose your brokerage. Or change it, without losing a file.

The most searched question in the industry and the one with the least honest answers. This pillar is the complete version: how the money works, what to ask, what to negotiate, and how a switch actually runs.

A brokerage decision is made once every few years and shapes everything in between: what you keep, who answers on a hard file, what status your submissions carry, and whether year six looks different from year two. This pillar is written by a brokerage, so read it with that in mind; it is also written to be true, which is why it tells you how to compare us with everyone else.

The reading path, in order

2. How the money works

Splits explained and net income, not split, with the eight line worksheet.

4. What to ask

The questions to ask, including the ones about leaving.

5. What the support is worth

Lender access and underwriting support.

6. Whether to move

Why brokers leave.

7. How to move

Switching: the mechanics, including clients, pipeline and licensing.

Our approach

Compare net income, not split, and put every fee on one sheet. Then test the support with specifics: who answers at 9pm, what status your files carry, what head office processes, what marketing produced last quarter. We publish our fee philosophy and not our numbers; compensation here is top tier and competitive, set against your volume, and worked through on a discovery call with your last twelve months in front of us. Every fee is in writing before you sign. Clients you originate are yours, including the renewal.

Choosing a brokerage

Common questions

What should I negotiate with a mortgage brokerage?
Fees more than split: which ones are waived, at what volume the split steps up, what is included in technology, and the terms for leaving. Get all of it in writing.
What happens to my pipeline if I switch?
Map every live file by stage and agree with both brokerages where each closes before you give notice. Done in parallel with the licence transfer and lender registration, a switch costs days, not files.
Does my licence move with me?
Yes, through your provincial regulator: BCFSA, RECA or FSRA. The new brokerage usually files the transfer with you.
