PILLAR THREE

Run your business. The originator is you. The infrastructure is ours.

The unglamorous half of brokering: files, deadlines, systems, payroll and the lending rules. This pillar separates what only a broker can do from what a brokerage should carry, and shows which side of the line A.I.M.I. Collective puts each piece.

A mortgage brokerage business has two halves. The originator: the client conversation, the lender choice, the submission and the relationship that renews and refers. And the infrastructure: compliance, file management, processing, payroll, technology, lender updates and the hard file that needs an underwriter. Most brokers do both halves themselves and wonder why the week runs out at fifty files. This pillar draws the line. The originator is you. The infrastructure is what a brokerage exists to carry, and what A.I.M.I. Collective carries at head office and the Deal Desk.

The line between originator and infrastructure

You: the client

The enquiry, the application, the funding call, the annual review and the referral ask.

You: the lender choice

Which lender fits, the submission notes and the conversation when a condition changes.

You: the knowledge

FINTRAC, CASL and provincial disclosure. You sign it, so you understand it.

Head office: compliance and records

Central review, licence deadline tracking, the audit trail.

Head office: processing and payroll

Document support, in house payroll, statements and invoices in the portal.

Deal Desk: the hard file

Commercial, B and alternative files structured and placed while you stay the point of contact.

Our approach

Compliance review, licence deadline tracking, processing and payroll are carried at head office. The broker portal is included at no cost. BrokerDam, a CRM built for Canadian brokers, is available at a member rate and is a choice, not a bundle. What stays with you is the knowledge: you still sign the disclosure, so you should still understand it.

Common questions

What compliance does a mortgage broker have to handle personally?
FINTRAC identification and record keeping on every file, CASL consent for every marketing message, the disclosure forms your province requires, and your own licence renewal and education. A good brokerage reviews all of it; it cannot sign for you.
Is a technology fee normal at a brokerage?
Common, not always fair. Ask what it covers and whether you would choose those tools. Here the portal is included and the CRM is a member rate option.
Who reviews my files at A.I.M.I. Collective?
Head office compliance reviews files centrally and keeps the audit trail. Hard files also pass through the Deal Desk underwriter before a lender sees them.
