Commercial mortgage brokerage at A.I.M.I. Collective

Commercial is not a product. It is a business.

Build it, scale it, own your market. Whether you have placed fifty commercial files or one is sitting on your desk right now, this is what stands behind you here: an underwriter, the lenders in the room, and a brokerage that carries the paperwork.

Not sure this is your path? Take the four question quiz.

How the Deal Desk works

Every asset class

Multi family

Five or more units, conventional or CMHC insured, banks to life companies.

Mixed use

Retail or office below, residential above. Credit unions and alternative lenders.

Owner occupied

The business buying its building. Underwritten on the business, easiest first file.

Industrial

Warehouses, light industrial, owner occupied or leased. Banks, credit unions, alternative.

Retail and office

Tenant quality and lease terms drive the file. Conventional and alternative lenders.

Land

No income, value in zoning and servicing. Private lenders, low leverage, exit plan first.

Construction

Draws, interest reserve, takeout. Private and alternative at the small end, banks with presales.

Agriculture

Farmland and operations. Specialist lenders and credit unions.

Hospitality and special use

Hotels, care homes, gas stations. Specialist and private lenders, structure over rate.

Lender panels change, so we discuss names on the call rather than print them. What does not change: banks, life companies, credit unions, CMHC insured lenders, alternative and private commercial lenders are all placed with here.

The six deal types with typical ratios

Relationships, not a lender list

The Commercial Matchmaking Forum

The commercial track of The Broker Collective in Surrey. Commercial lenders at the table, brokers across from them, one on one. The March 2026 edition is on the events page and the next is announced there first.

Events and forums

Weekly lender training

BDMs and underwriters walk through products, appetite and the files they declined last month. Recorded to the broker portal. This is where you learn who wants what before you submit.

How training works

Across BC, Alberta and Ontario

Licensing follows the property's province. A.I.M.I. Collective has licensed brokers in British Columbia, Alberta and Ontario, offices in Surrey and Kitchener, and the Deal Desk works files in all three. A BC investor buying in Calgary, or an Ontario developer looking west, stays in the family. How a file is shared between brokers in two provinces is set out on the discovery call.

Common questions

When I bring a $5 million or $10 million file, who helps me get it done?
The Deal Desk commercial underwriter, who structures and places the file with you, and the lender relationships built at the Commercial Matchmaking Forum. You stay broker of record throughout.
Do you distribute commercial leads?
No. We put you in the room with commercial lenders and referral partners, carry the back office, and show you how brokers here built a commercial book. The opportunities come from your database, your referral partners and the client who mentions a building.
Does the technology handle commercial files?
The broker portal handles Deal Desk submissions with the document pack, status and underwriter communication. Pipeline and client management is your CRM; BrokerDam, an AI powered CRM built for Canadian brokers, is available at a member rate.
Can I co broker a commercial file?
On Deal Desk files, yes: you stay broker of record, the client stays yours, the commission is split on that file. Broker to broker collaboration and cross province referrals are set out on the discovery call.
How are commercial files paid?
Mostly borrower paid: a brokerage fee commonly 0.5 to 1 percent of the loan on conventional files, higher on private and construction, set in an engagement letter and paid at funding. Your share and the Deal Desk share are agreed before work starts.

Bring the file. Or bring the plan.

Book a discovery call. If you have a commercial file, we will tell you on the call whether it places and how. If you have a plan, we will map the first three files.
