How British Columbia works for brokers

Regulator

The BC Financial Services Authority (BCFSA). The Mortgage Services Act replaces the Mortgage Brokers Act on 13 October 2026.

Our office

Surrey, home of The Broker Collective private lending matchmaking forum and our weekly lender training.

Market

The Lower Mainland is the most competitive brokerage market in Canada and the most apartment weighted. The Fraser Valley, Okanagan and Island each behave differently, which is why we cover them city by city below.

Recognition

Our founders and brokers include names ranked in the CMP Top 75 Brokers in Canada, with Asim Ali ranked number four in 2026.

The transition education deadline for existing registrants was 22 September 2026. BCFSA keeps the courses available, but mortgage services under the new Act need them complete. See our step by step guide to becoming a mortgage broker in BC. Current as of 10 September 2026.

Common questions

What licence do I need to work as a mortgage broker in British Columbia?
A BCFSA licence, attached to a licensed brokerage. Under the regulations A.I.M.I. Collective onboards licensed brokers only, so complete your licence first, then book a call.
Do I need to be near Surrey to join?
No. Brokers across BC work with us remotely. Weekly training is online and recorded, and events are in Surrey with remote options where the format allows.
Is A.I.M.I. Collective a Dominion Lending Centres brokerage?
Yes. We are a DLC franchise, which is where the 100+ lender panel and top tier status come from, run by a founding team that brokers in the province every day.
