What does a commercial mortgage broker do?

SHORT ANSWER

Arranges financing for income property, business premises, construction and investor portfolios: structuring the loan, underwriting the property, presenting to the right lender and managing the file to funding.

A commercial mortgage broker arranges financing where the loan is carried by a property's income or a business rather than a household's pay: apartment buildings, mixed use, industrial, retail, office, land, construction, owner occupied premises and investor portfolios. The work is analysis and structure more than volume. A commercial broker with six live files is running six small companies' financing at once, each on a 45 to 90 day timeline with a lender, a lawyer, an appraiser and often an environmental consultant attached.

Day to day that means reconciling a rent roll to an operating statement, building a structure that covers the gap between what the lender will lend and what the client needs, presenting a discussion paper to the client, walking a site with a builder, and tracking conditions to funding. Fees are agreed up front and paid at funding, so income is lumpy and a good year has a few big closings in it.

Our approach

Commercial is a pillar here, not a specialty. The Commercial Deal Desk structures, underwrites, places and tracks commercial files with the broker, from the first residential broker who keeps a commercial file to the established commercial broker who wants a second underwriter. The client, the relationship and the renewal stay with the broker who brought them.
