CHOOSING A BROKERAGE

From bank mortgage specialist to mortgage broker

You already know how to fund a mortgage. What changes is who you can fund it with, how you are paid and whose licence you work under.

Bank mobile mortgage specialists are the largest pool of future brokers in the country and the least written about. You carry the client skills, the underwriting instinct and often a book of past clients. What you do not carry is a licence, because inside a bank you work under the bank's exemption. Here is what actually changes when you move.

Four things that change

Licensing

You need a provincial licence before you can arrange a mortgage for anyone. See our step by step guides for BC, Alberta and Ontario. The course can be done while you are still employed.

Income model

Salary plus bonus becomes commission on funded volume. The upside is uncapped, the first months are lean. Our income guide shows the math.

Lender choice

One product shelf becomes A, B and private lenders. Files you used to decline become files you place, and clients you lost to rate become clients you keep.

Your book

Your past clients are the fastest route to volume, but most bank contracts carry non solicitation clauses. Read yours before you resign, not after.

Check the non solicit and non compete first

Bank employment agreements commonly restrict contacting former clients for a period after you leave. Get the clause in front of a lawyer before you make a plan that depends on your old book.

Find your path

How to time the move

Take the licensing course while employed. Secure your brokerage while the course is finishing, since the licence application in every province runs through a sponsoring brokerage. Resign once the licence is issued, so the gap between your last bank pay and your first funded file is as short as possible. A.I.M.I. Collective onboards brokers once they are licensed, so book the call as your exam date approaches. Bring your renewal calendar with you in your head, because clients whose terms end in the next twelve months are the ones you can help first.

Our approach

The conversation is confidential and nothing is said to your employer. Clients you originate as a broker are yours, including the renewal and the referral. The client list you built at the bank stays at the bank, and we will not ask you for it. What we carry is the licensing paperwork, the lender registrations and the first hard files while you learn where they go.

Common questions

Do bank mortgage specialists need a licence to become a broker?
Yes. Bank employees arrange mortgages under the bank's exemption. Outside the bank you need a licence from BCFSA, RECA or FSRA depending on the province.
Will I earn less in the first year as a broker?
Often, yes, because commission arrives at funding and the first files take months to close. Specialists who bring a network usually cross their bank income by year two.
Can I keep working with my old clients?
Only within whatever your bank contract allows. Many agreements have non solicitation periods. Clients who contact you on their own are a different matter, but get advice on your specific wording.
