What if a mortgage broker is not in the licence search?

SHORT ANSWER

Check spelling and middle names first. If they still do not appear, ask which regulator licenses them and in which province. Arranging mortgages without a licence is an offence in each of these provinces.

Most misses are search problems. Try the legal first name, a middle name and any former surname before drawing conclusions.

Then make sure you are searching the right regulator. In Ontario that is FSRA, in British Columbia the BCFSA find a mortgage broker search, and in Alberta RECA ProCheck. A licence in one province does not show up in another province's search.

If the person still does not appear, ask them directly which regulator licenses them and in which province. Arranging mortgages without a licence is an offence in each of these provinces.

Our approach

Every broker at A.I.M.I. Collective is licensed in the province where they work, and licence renewals and continuing education deadlines are tracked centrally so nobody finds out on the day.
