REFINANCE

Refinancing out of a MIC and back to an alternative lender

A couple who had used a MIC to consolidate debt refinanced out of it about a year later with an alternative lender. Low loan to value carried ratios in the mid 50s, and the file was approved the day after submission.

The challenge

A couple owned a detached home in Metro Vancouver with a lot of equity. Over several years a run of events strained their finances and left some missed payments on their credit. They had already refinanced into a MIC to consolidate debt. Now they needed a lower cost lender to take them out, with ratios well above the usual benchmarks.

How the credit got damaged

  1. 1

    Building the home

Building their home took a large share of their savings.

  2. 2

    Income disruption

Both faced employment challenges during the pandemic period.

  3. 3

    Supporting family

For a period they sent substantial financial support to a family member overseas.

  4. 4

    An expensive open mortgage

Planning to sell and downsize, they moved to an open mortgage. Payments jumped to about $8,300 a month for an extended period, which led to high utilisation and occasional missed payments.

How the file was structured

  1. 1

Treat the MIC as the bridge

The MIC refinance consolidated debt and gave the credit time to recover. This file was the planned exit.

  2. 2

Explain every derogatory item in order

The credit explanation walked through each event with dates and showed that each one had ended.

  3. 3

    Show stable, long tenure income

One applicant, almost ten years in the industry, stayed with the same employer through a merger with no break in tenure. The other, seven years with the same employer, was qualified on the average of two years of T4 income.

  4. 4

    Lead with the equity

At about 45 percent loan to value, the property gave the lender a large cushion against higher ratios.

  5. 5

    Make the purpose clear

A lower rate, consolidated debts, better monthly cash flow and funds toward a child's education.

Ratios above common benchmarks, offset by equity

  • Gross debt service (GDS)55.6% of 39% limit
  • Total debt service (TDS)55.8% of 44% limit

What other brokers can take from this file

  1. 1

Plan the exit on day one

When a client goes private, map the route back before it funds. Credit recovery and a year of clean payments make the next step possible.

  2. 2

    Equity changes the ratio conversation

Alternative lenders weigh loan to value heavily. Lower leverage can carry ratios an A lender would decline.

  3. 3

    Variable income needs averaging

Use a two year T4 average for overtime or shift income, and say so in the note.

  4. 4

A merger is not a job change

Document continuous tenure when an employer is acquired. See how MICs work and what they cost.

Our approach

Brokers here place files with A, alternative and private lenders, so a client who needs a MIC today can be moved back down the ladder by the same broker later. The Deal Desk helps plan that route.

How do you get out of a MIC or private mortgage?
By refinancing with a lower cost lender once the reason for the private loan is resolved. That usually means rebuilt credit, a period of clean payments and enough equity. In this file the exit came about a year after the MIC refinance.
Can you get a mortgage with GDS and TDS above 50 percent?
Sometimes, with alternative lenders, when other strengths offset the ratios. Here a loan to value of about 45 percent, long job tenure and recovering credit supported ratios in the mid 50s.
Why do open mortgages cost more?
Open mortgages let you repay at any time without a penalty, so lenders charge higher rates for that flexibility. Held for a long period, the payment difference adds up, as it did in this file.
How is overtime or shift income used to qualify for a mortgage?
Lenders usually average it over two years of T4 slips rather than using the latest year alone. One applicant here was qualified on a two year average.
Does a company merger affect mortgage qualification?
Not if employment continued without a break. Lenders want to see unbroken tenure, so document that the role carried over when the employer was acquired.
