A new build townhouse purchase with ratios above A lender limits

A couple with two rentals bought a new build townhouse with 20 percent down. Ratios of about 42 and 52 percent put it outside A lender limits, so it went to an alternative lender and was approved the next day.

The challenge

A couple who already owned two rental properties was buying a new build townhouse to live in. Their credit was excellent, but once the new mortgage, the rentals and their other obligations were counted, the ratios landed well above what an A lender will accept. Subject removal was only five days after submission.

The income and assets

  1. 1

    Employed health professional

Eight years in the profession and with the same clinic employer since 2017, about $78,000 a year.

  2. 2

    Professional corporation income

Since 2019 he has also billed through his own corporation for a 50 percent share of patient revenue. The clinic supplies the space and equipment, so expenses are minimal. About $32,000 a year.

  3. 3

    Salaried second applicant

Six years in the same sector, recently moved to a new employer. About $44,500 a year.

  4. 4

    Two rentals

Rents of about $2,700 and $1,550 a month.

How the file was structured

  1. 1

    Pick the right shelf first

With a TDS above 50 percent there was no point testing A lenders. The file went straight to an alternative lender that weighs credit and equity alongside ratios.

  2. 2

    Explain the corporation income

The note set out the revenue share, who supplies the facility and equipment, and why expenses are low, so the self employed income read as stable.

  3. 3

    Keep sector tenure in view

The second applicant had changed employers recently, so the note led with six years in the same sector.

  4. 4

Show the new build price correctly

The purchase price was presented with GST added and the builder credit deducted, so the lender saw the real number.

  5. 5

Show the rentals and the down payment

Both rents were listed, and the 20 percent down payment and closing costs came entirely from own resources.

Ratios against common A lender benchmarks

  • Gross debt service (GDS)42.4% of 39% limit
  • Total debt service (TDS)52.5% of 44% limit

What other brokers can take from this file

  1. 1

Do not shop a file that cannot pass

When ratios are clearly over A limits, go to the right lender first. It saves days on a tight subject removal.

  2. 2

Describe the business, not just the number

Revenue share, who covers expenses and how long it has run turn corporation income into qualifying income.

  3. 3

    New build pricing has layers

GST and builder credits change the purchase price and the down payment. Get the final figure right before you submit.

  4. 4

    Sector tenure beats employer tenure

A recent job change in the same field is a strength when you present it that way. See self employed mortgages.

Our approach

Brokers here have A, alternative and private lenders on one panel, so a file that misses A limits is placed the same day instead of being shopped. The Deal Desk helps when the right shelf is not obvious.

Can you get a mortgage with a TDS above 50 percent?
Not usually with an A lender, where 44 percent is a common ceiling. Some alternative lenders will go higher when credit, equity and income stability are strong. This file was approved at about 52 percent.
How is professional corporation income used to qualify for a mortgage?
Lenders look at how long the corporation has operated, what the professional earns from it and what expenses come out. A clear description of the revenue share and low expenses helps. Policies vary by lender.
Is GST included in the purchase price on a new build home?
New homes in Canada are subject to GST, and it is often added to the base price. The lender works from the final price after GST and any builder credits, which also sets the down payment.
Does changing jobs hurt mortgage approval?
Not necessarily. Lenders look at time in the same industry as well as time with the current employer. A move within the same sector is usually viewed as continuity.
Do rental properties help or hurt when you buy a home?
Both. Their mortgages and costs count against you, and their rents count for you. How much rent a lender uses depends on its policy.
