Buying a new home and keeping the old one as a rental, with the down payment from a HELOC

A buyer moved up to a detached home, kept his current home as a rental and funded the 20 percent down payment from a HELOC on the old property. An alternative lender approved it in two days.

The challenge

A family wanted to move to a detached home in a better fit neighbourhood, closer to schools and friends, without selling the home they already owned. That meant carrying two properties, finding a 20 percent down payment without selling, and convincing a lender the new home really was the principal residence.

What the file had to work with

  1. 1

    Salaried full time income

About $125,000 a year in a remote role, six years in the same industry.

  2. 2

    Self employed side business

About $65,000 a year from a commission based business running since 2021, mostly referral driven with low expenses.

  3. 3

    Equity in the current home

An existing HELOC with a limit of about $217,000, enough to fund the down payment.

  4. 4

    Strong credit

Scores above 800 and every account rated R1 with no late payments.

How the file was structured

  1. 1

Fund the down payment from the HELOC

About $200,000 was drawn from the HELOC on the current home and declared as the down payment source, with closing costs from the buyer's own resources.

  2. 2

Carry the HELOC in the ratios honestly

The new HELOC balance was debt serviced at its interest only payment, about $825 a month at prime plus half a point.

  3. 3

Show the rent on the home being kept

The departing home was converted to a rental with expected rent of about $4,200 a month, offsetting its carrying costs.

  4. 4

Explain why the new home is the principal residence

The note set out the reasons for the move: schools within walking distance, a better neighbourhood and being close to family friends.

  5. 5

Present both incomes with their history

Salaried income with tenure, plus self employed income with about five years of history and a clear description of where the business comes from.

Debt service against common benchmarks

  • Gross debt service (GDS)36.5% of 39% limit
  • Total debt service (TDS)38.3% of 44% limit

    includes the HELOC payment

What other brokers can take from this file

  1. 1

Equity can be the down payment

A HELOC on another property can fund a down payment when the lender accepts it and the payment is in the ratios.

  2. 2

    Debt service the new draw

Show the HELOC payment the lender will use, not the balance today. It keeps the TDS honest from the start.

  3. 3

    Occupancy needs a reason

When a client keeps their old home, write down why the new one is home. Lenders ask.

  4. 4

    Side income counts with history

Self employed income with several years behind it can carry real weight. See self employed mortgages.

Our approach

Brokers here place files across A, alternative and private lenders under one roof. When a client is building a portfolio, the Deal Desk helps structure the move so the next purchase is still possible.

Can you use a HELOC on your current home for a down payment?
Often, yes. Some lenders accept a down payment drawn from a HELOC secured on another property, as long as the new HELOC payment is included in the debt service ratios. In this file about $200,000 was drawn and carried at its interest only payment.
Can you keep your current home as a rental when you buy a new one?
Yes. The lender looks at whether you can carry both properties. Expected rent on the home you keep, typically supported by a lease or an appraiser's rent estimate, can offset its costs.
How is a HELOC payment calculated for mortgage qualification?
Lenders use a set payment on the balance, often the interest only cost or a percentage of the limit depending on policy. Here it was the interest only payment at prime plus half a point, about $825 a month.
Does self employed income count if you also have a salaried job?
It can. Lenders usually want a history of the business, often two years or more of tax returns. In this file the business had about five years behind it.
Why would a lender question which home is your principal residence?
Owner occupied mortgages carry better terms than rentals, so when a buyer keeps their old home the lender wants a clear reason the new one is where they will live.
