At an average mortgage of $500,000, $10 million a year is 20 funded files. $50 million is 100. Nobody gets there by working five times harder, because the hours are already gone. Brokers who make the jump change five things, usually in this order.
Every past client renews. A book of 100 clients on three to five year terms produces 20 to 30 renewals a year without a single new lead. Most brokers under $10 million have never called theirs.
Two realtors, one financial planner and one lawyer who send you everything is a $15 million channel. The brokerage's events and co branded marketing are how you get in front of them.
Brokers at $10 million decline B, private and commercial. Brokers at $50 million place them. Our Deal Desk lets you say yes before you know how, and teaches you how on the way.
At 60 files a year you need an assistant or a processing team. Compliance, payroll and deal processing are handled at head office so the hire you make is for origination.
Top tier status means faster turnaround and better efficiency bonuses. The same file funds sooner and pays more, which compounds across 100 files.
Levers one and two are yours. Levers three, four and five are the brokerage's job. If yours is not carrying them, the ceiling is not you.

Brokers who commit to the five levers typically make the move over two to three years, with the database and referral work paying first and the product range work compounding from year two. We track it with each broker on a quarterly plan. Read our income math to see what each stage nets.
Brokers here follow eight stages, from the first client to a business that does not depend on the broker's hours. Head office carries processing, compliance review and payroll. The Deal Desk carries the commercial and alternative file. What we do not do is hand out leads, because brokerages that promise them rarely deliver. We provide the infrastructure. You build the book.
