GROWING YOUR BOOK

Bigger files, same number of hours

A file takes roughly the same hours whether it is $300,000 or $1.3 million. Raising the average is the growth lever that does not cost time, and most brokers have the larger files already in their database.

Volume is files times average size. Most brokers push the first number and ignore the second, even though the second is easier. The larger files are usually already in the database: the self employed client who mentioned a building, the investor with four doors, the professional buying a practice, the past client refinancing to consolidate. Keeping those files instead of referring them away is where the average moves.

Five ways the average rises

Keep the files you refer away

Self employed, investor, commercial, construction and private files are larger on average and currently leave your book. Read the files you turn away.

Investor clients

A client with four properties refinances in sequence and buys a fifth. Portfolio files are larger and repeat. Read investor mortgages.

Commercial

The first commercial file a residential broker keeps is commonly several times their residential average, and the Deal Desk runs it with them. Read new to commercial.

Refinances with a purpose

Debt consolidation, renovation, an investment purchase, a business injection. A renewal conversation that asks what the client is planning finds them.

Partners who bring larger files

Accountants, business lawyers and commercial realtors see larger transactions than residential realtors do. One of each changes the average.

The maths

A broker funding sixty files at a $450,000 average funds $27 million. The same sixty files at a $550,000 average is $33 million. Same hours, same client count, twenty two percent more volume, and it came from keeping ten files that used to be referred out.

What makes it possible

Larger files are usually harder files, which is why they get referred away. A brokerage with a Deal Desk, a lender panel that covers self employed, investor, commercial and private, and an underwriter who has placed those files is what turns a referral out into a funded file in your book. Read the five levers for where this sits among the others.

Our approach

Brokers here follow eight stages, from the first client to a business that does not depend on the broker's hours. Head office carries processing, compliance review and payroll. The Deal Desk carries the commercial and alternative file. What we do not do is hand out leads, because brokerages that promise them rarely deliver. We provide the infrastructure. You build the book.

Common questions

What is the average mortgage size for a Canadian broker?
It varies by market more than by broker: Vancouver and Toronto averages are far above Alberta or smaller BC and Ontario cities. Track your own average and the average of the files you refer away; the gap is the opportunity.
Are larger files more work?
Commercial and construction files take longer; investor and self employed files take about the same as a standard purchase once you know the documents. The desk carries the difference on early files.
Should a new broker chase large files?
Not first. Fund the files in front of you, keep the first larger one that appears, and run it with support. The average rises on its own once you stop referring out.

Have a large file you would normally refer away?

Book a discovery call and bring it. We will show you how it would run here and what it would do to your year.
