The challenge

A couple with excellent credit was buying a new build condo with about 13 percent down. Only one of them had income that could be used, so one person's earnings had to carry an insured mortgage at the stress test rate. On base salary alone, the ratios did not work.

The income stack

  1. 1

    Salaried full time role

Two years with the employer, close to five in the industry. Base in the mid $70,000s.

  2. 2

Raise not yet on a paystub

Confirmed by the employer. Disclosed up front and conditioned on the next paystub.

  3. 3

    Part time second job

More than four years with the same employer, 24 guaranteed hours a week, about $33,000 a year.

How the file was structured

  1. 1

Prove the second job is stable

Tenure of more than four years and a written guaranteed minimum of hours turned side income into qualifying income.

  2. 2

Disclose the raise, ask for the condition

The new salary was declared and the lender conditioned proof on the next paystub. No surprises at conditions.

  3. 3

Use only the income you need

Qualifying on one applicant kept the file clean and the documentation short.

  4. 4

Show the stress test and taxes up front

Qualified at contract rate plus two points. Property tax shown gross and net of the BC Home Owner Grant.

  5. 5

Write the note as the underwriter's summary

Property, product, credit, each income with tenure, ratios, down payment and dates on one page.

Debt service against insured limits

  • Gross debt service (GDS)35% of 39% limit
  • Total debt service (TDS)37% of 44% limit

What other brokers can take from this file

  1. 1

    Second jobs count with proof

Get tenure and guaranteed hours in writing before you submit.

  2. 2

    Condition the raise

A raise not on a paystub is a condition to request, not a number to slip in.

  3. 3

    Not every income is needed

Use what services the file. Simple files move faster.

  4. 4

    The note saves the day

On a one week subject removal, a complete submission note avoids back and forth. See file management from application to funding.

Our approach

Brokers here write their own submission notes and choose their own lenders. Head office handles document chasing and compliance review, and the Deal Desk is there when a file needs a second set of eyes.

Can income from a part time second job be used to qualify for a mortgage?
Often, yes. A lenders generally want a track record in the second job and proof that the hours are stable, such as a letter confirming guaranteed minimum hours. In this file, more than four years with the same employer and a written 24 hour weekly minimum made it qualifying income. Policies vary by lender.
Can you qualify for a mortgage on a raise that is not on your paystub yet?
It can be done when the raise is confirmed. The broker discloses the new salary and the lender adds a condition, usually the next paystub or an updated employment letter, that must be met before funding.
Do both applicants' incomes have to be used on a joint mortgage application?
No. If one applicant's income services the file, the other can stay on the application without contributing qualifying income. Both are still on the mortgage and both credit files are reviewed.
What rate is a five year variable mortgage stress tested at?
Insured mortgages in Canada qualify at the greater of 5.25 percent or the contract rate plus two percentage points. With a contract rate in the mid 3 percent range, this file qualified at the contract rate plus two.
What are the GDS and TDS limits for an insured mortgage?
For default insured mortgages the common limits are 39 percent for gross debt service and 44 percent for total debt service. This file came in at about 35 and 37 percent.
