How do I get my first mortgage deal?

SHORT ANSWER

Tell everyone you know, have twenty real conversations a week, ask one professional to send you one client, and run the first file with an underwriter beside you so it funds.

The first deal almost always comes from your own network, and it almost always arrives after you have told people more than once. Announce the licence to everyone, then follow it with conversations, not broadcasts: twenty a week, asking what people are planning, who they know, what they have been told by their bank. Somewhere in the first hundred conversations is a purchase, a renewal or a refinance.

Ask one professional you already know, a realtor or an accountant, to send you one client, and treat that file like it is the only one you will ever get. Then run it with help. The first file is where new brokers lose deals, on a document they did not ask for or a lender that was the wrong fit. A brokerage with an underwriter and a team chat means the first file funds and the client tells three people.

Commonly the first funded file lands two to four months after licensing. Build a runway for that and it stops being frightening.

Our approach

We onboard licensed brokers only and do not sponsor initial licensing. There is no formal ninety day programme and no named mentor guarantee. There is a team chat where new and experienced brokers answer questions around the clock, a Deal Desk for the file you cannot place, and head office carrying processing and compliance so your first ninety days are spent on conversations. We do not hand out leads.
