What does a mortgage agent do?

SHORT ANSWER

A mortgage agent finds clients, works out what they qualify for, chooses the right lender among many, packages and submits the file, then manages conditions until the mortgage funds.

The job has two halves. The first is finding clients: past clients and their referrals, realtors and other partners, and marketing. The second is the file: an intake call, collecting income, credit and down payment documents, working out GDS and TDS, choosing a lender that fits the client and writing the submission.

After submission the agent clears the lender's conditions, chases documents, keeps the client and realtor updated and coordinates with the lawyer until the mortgage funds. Then the relationship continues through renewal, refinance and the next purchase, which is where most long term income comes from.

Most of a working day goes to live files rather than new clients, and many client calls happen in the evening. Unlike a bank mortgage specialist, an agent at a brokerage can place a file with banks, credit unions, B lenders or private lenders, which is the core of the value to the client.

Agents are licensed by the province and work under a brokerage, which holds the lender agreements and oversees compliance.
