Marketing for mortgage brokers: what actually funds files

Most broker marketing advice is written by people selling marketing. This is the list ranked by what produces funded files per dollar and per hour, from a brokerage that does not sell leads.

A mortgage broker has five places a client can come from: the people who already trust them, the professionals who meet buyers before a broker does, the search engine, the social feed, and a lead vendor. They are not equal. Ranked by cost per funded file and by how much of the result you own afterwards, the list runs in that order, and most brokers spend their time and money in reverse.

The five channels, ranked

1. Your database

Past clients and everyone who has ever asked you a question. Renewals arrive on a schedule, referrals arrive when they hear from you. Cost: calendar time. Return: the highest of any channel. Run the numbers in the book calculator and read the database engine.

2. Referral partners

Realtors, accountants, lawyers, financial planners, insurance advisers, immigration consultants. People who meet a buyer before the buyer needs a mortgage. Cost: coffee and reliability. Return: a partner sending ten files a year is worth more than any ad budget. Read the referral partner playbook.

3. Google, mostly the free part

A complete Google Business Profile with real reviews is the single most productive free asset a broker can build, because it catches people searching for a broker in your city right now. Read the Google Business Profile guide.

4. Social and content

LinkedIn for referral partners and professionals, Instagram and short video for consumers. It works when it is consistent and specific to a niche, and it works slowly. It is a trust builder for the first three channels, not a lead source on its own.

5. Paid leads

Bought leads convert at low single digit rates, cost more each year, and belong to the vendor. Useful for a broker with a full pipeline process and spare capacity, dangerous for a broker with neither. Never the foundation.

The pattern

Brokers who fund forty files a year without buying a lead have the same three things: a database they call, five or six partners they serve, and a Google profile with reviews. Everything else is on top. If you have none of the three, start with the database, because it costs nothing and pays first.

A weekly rhythm that fits around files

Two hours on Monday morning for the database: renewal calls, annual check ins, a note to anyone who funded a year ago this month. One partner touch a day: a market update, a file update, a referral back. One piece of content a week, ideally answering a question a client asked you that week. Reviews requested at funding, every time. That is five hours a week, and it compounds. Everything in this rhythm is CASL safe if you follow the email marketing guide.

What we do and do not do

We do not hand out leads, and we say so on every page. What we do is carry the parts that steal marketing time: processing, compliance, hard files. Read drowning in admin for how much of your week that returns.

Our approach

Our in house team produces done for you social content, video support, personal brand development, email templates and co branded materials, and compliance checks the licensing details before anything goes out. What we do not provide is leads. Your next clients come from your database, your referral partners and a Google profile with reviews, and the marketing support exists to free the hours to work them.

Common questions

What is the best marketing for a mortgage broker in Canada?
Contact with past clients and referral partners, then a strong Google Business Profile. Paid leads and social are additive, not foundational.
How much should a mortgage broker spend on marketing?
Less than most think, and more time than money in the first years. Brokers built on database and partners spend very little; brokers built on paid leads spend a lot and own nothing.
Do mortgage brokers need a website?
A simple one that confirms who you are, where you are licensed and how to reach you. Most clients arrive from a referral or a Google profile and visit the site to check, not to find you.
