Most brokers collect business cards. The ones who grow collect three partners who actually refer, and treat them like clients.

Referral partners are the second engine after your own database. The mistake is breadth: forty realtors on a Christmas card list and none who send a file. The playbook below is narrow on purpose. Five steps, five partner types, and scripts you can send tonight.
Ten names, not a hundred. Realtors who close eight or more a year in your area, the accountant your self employed clients use, a real estate lawyer, a builder, an immigration consultant. Pull them from your funded files first: who was already on the other side of a deal.
One specific ask, not a pitch. A coffee to understand how they work, or a client of yours they could help. Lead with what you can send them.
A monthly reason to talk that is useful to them: a rate change explained for their clients, a lender policy that affects their buyers, a file you closed for their referral with a two line summary. Twelve touches a year, each one worth reading.
Send first. A realtor gets your pre approved buyer, an accountant gets your incorporated client, a lawyer gets your refinance. Reciprocity is the whole model.
A pipeline per partner: referred, contacted, application, funded. Review it monthly. Drop the partners who take and never send, thank the ones who do, in person.
Want speed, certainty and a broker who answers on a Sunday. Give them a 24 hour pre approval turnaround and a status update they did not have to ask for.
Want a broker who understands add backs and does not embarrass them in front of a client. Give them the self employed checklist and a two line explanation of how you read an NOA.
Want clean instructions and no last minute surprises. Give them a broker who gets conditions cleared early and a private lending file with the disclosures done.
Want financing that keeps the project moving: construction draws, end buyer pre approvals, land. Give them the commercial deal types and the Deal Desk behind you.
Want a broker who knows the new to Canada programs and will not waste their client's time. Give them the new to Canada checklist and a fast answer on foreign credit.
See how brokers here grow with direct access to more than 100 lenders, the Deal Desk and weekly lender training.
First contact: "I closed a file last month for a buyer your office represented. I would like to understand how you work so I can send the right clients your way. Coffee this week?" Monthly touch: "One thing that changed this week that affects your buyers: [lender] now [policy]. Happy to walk any client through it." After a referral funds: "Your referral funded Friday. Clean file, closed on time. Thank you. Who else should I be looking after for you?"
A referral partner is easier to keep when you can say yes to everything they send. Top tier lender status keeps the realtor's deal on time. The Deal Desk means the builder's construction file and the accountant's incorporated client do not get referred away. Our matchmaking forums and lender sessions are where several of our brokers met the partners who now send them files. Read the original post on building referral partners and the database engine that runs beside this.
Our in house team produces done for you social content, video support, personal brand development, email templates and co branded materials, and compliance checks the licensing details before anything goes out. What we do not provide is leads. Your next clients come from your database, your referral partners and a Google profile with reviews, and the marketing support exists to free the hours to work them.
