Email is the cheapest way to stay in front of a database, and the easiest way to get a complaint if you ignore the consent rules. Here is what to send, how often, and how to stay on the right side of CASL.

Canada's anti spam legislation applies to every commercial electronic message a broker sends: email, text, and messages through social platforms. It is not complicated once you understand two things: what consent you have from each person, and what every message must contain. Get those right and email becomes the engine that keeps your database warm between fundings.
The person said yes to receiving marketing from you, in writing or recorded, with your identity and what they were agreeing to made clear. It does not expire. Collect it at application and at funding.
A client who funded with you can be emailed for two years after the transaction without express consent. A person who enquired can be emailed for six months. After that, you need express consent or you stop.
A professional whose address is published without a no marketing statement can be sent messages relevant to their role. Useful for referral partners; irrelevant for consumers.
A purchased list, a scraped list, a list from your last brokerage. Do not send. Read the CASL guide for the penalties and the record keeping.
Your name, brokerage, licence details as your province requires, and a mailing address.
A phone number, an email or a web address that works for at least sixty days.
One click, honoured within ten business days, on every message including texts.
Who consented, how, when. Kept in your CRM, not in your memory.
Messages at 180, 120 and 90 days before maturity, each asking for a call, not offering a rate. Read losing renewals to the bank.
Once a year, on the funding anniversary: has anything changed, is the mortgage still the right one, do you know anyone buying.
Monthly at most. One rate move, one rule change, one thing a client asked you. Short, specific, in your voice.
To realtors and accountants: what lenders changed this month and how it affects their clients. The most read email a broker sends.
See how brokers here grow with direct access to more than 100 lenders, the Deal Desk and weekly lender training.
Clients: renewal sequence plus an annual review plus at most one market note a month. Partners: monthly. Enquiries: a short follow up sequence inside the six month window, then stop unless they opt in. More than that and unsubscribes climb faster than replies.
Any CRM that stores consent, sends from your address, adds the unsubscribe automatically and logs it will do. Read choosing a CRM. Brokers here can use BrokerDam at a member rate; it records consent and handles the unsubscribe and the renewal sequence, but any compliant tool works.
Our in house team produces done for you social content, video support, personal brand development, email templates and co branded materials, and compliance checks the licensing details before anything goes out. What we do not provide is leads. Your next clients come from your database, your referral partners and a Google profile with reviews, and the marketing support exists to free the hours to work them.
