How long does it take to build a mortgage book?

SHORT ANSWER

Commonly two to four months to the first funded file, a first year that rarely matches a salary, and three to five years before renewals and referrals carry most of the volume.

Think of it in three stages. The first funded file commonly lands two to four months after licensing, and every file pays a month or more after it funds, so the first year is thin for almost everyone. Brokers who start with a network, a niche or a profession behind them move faster; brokers starting from nothing move slower. Neither is a verdict.

The second stage is the point where the database starts working: past clients renewing and referring. That begins in earnest around the third year, because the first term on the first files is coming up and the people you helped have had time to tell others.

By years three to five a broker who has kept in touch with every client and served a handful of referral partners has a book that carries most of the volume without buying a lead. The full guide on the first year without income is the honest version of stage one.

Our approach

We onboard licensed brokers only and do not sponsor initial licensing. There is no formal ninety day programme and no named mentor guarantee. There is a team chat where new and experienced brokers answer questions around the clock, a Deal Desk for the file you cannot place, and head office carrying processing and compliance so your first ninety days are spent on conversations. We do not hand out leads.
