What a broker's book looks like in Kitchener

Kitchener is home to our Ontario office, and its files reflect a tech economy. Restricted stock units, signing bonuses and variable pay show up constantly, and every lender treats them differently. A broker who knows which lenders count vested stock and which ignore it wins these clients.

The region also pulls buyers from the GTA who want more house for the money, and a steady stream of newcomers drawn by the tech sector and the universities. Both bring down payments from outside the usual pattern: equity from a GTA sale, or funds from abroad.

Where the files come from

  • Tech salaries with stock compensation and variable pay
  • Buyers moving from the GTA with equity from a sale
  • Newcomers working in tech and at the universities
  • Investor purchases near Conestoga and the Waterloo campuses
